Derek R. Molen has been a practicing real estate professional since 2005. His practice has focused on appraisals and valuation services since 2015, with particular emphasis on partial acquisitions, damages, and diminution in value. In both public and private sector roles, he has cultivated broad expertise, with appraisal and appraisal review experience including right-of-way acquisitions and dispositions, conservation easements, land exchanges, and other complex valuations.
Mr. Molen's valuation background spans a wide range of commercial, industrial, special-purpose, and residential properties and a variety of complex acquisition scenarios. He has performed valuations for public agencies, private entities, landowners, attorneys, lenders, and utility companies, among many others.
He is currently pre-qualified to perform appraisal and/or appraisal review services for the following agencies: Pennsylvania Turnpike Commission; Pennsylvania Department of General Services; West Virginia Department of Transportation/Division of Highways, Delaware Department of Transportation, Maryland State Highway Administration, Tennessee Department of Transportation, Ohio Department of Transportation (Value Analysis, Value Finding Certified General, Appraisal, and Appraisal Review) Pennsylvania Department of Transportation (Appraisal Services ITQ Category I & Category II), and Virginia Department of Transportation (Appraiser, Senior Appraiser, and Review Appraiser).
Derek holds both the SRA designation from the Appraisal Institute and the R/W-AC (Right-of-Way Appraisal Certification) from the International Right of Way Association (IRWA). Additionally, he is an IRWA-Certified PEAK Instructor and holds the Certified Distance Education Instructor (CDEI) credential from the International Distance Education Certification Center (IDECC). He has developed and assisted with numerous presentations and publications.
