California Chapter | Augmented, Not Automated: Practical AI for Rural and Agricultural Appraisers

Description: This two-hour, demo-driven webinar is built for working rural and agricultural appraisers, both Farm Credit staff and independent fee appraisers, who want practical, hands-on AI skills they can apply immediately. It runs on the documents you actually deal with: almond orchard leases, conservation easements, dairy milking-capacity analyses, Farm Credit highest-and-best-use intake sheets, and full-length SGMA Groundwater Sustainability Plans. Every demo runs on a property and a document my team and I pre-select and pre-test ahead of time, so the session stays tight and predictable. You will watch AI read a full-length GSP and distill it to a one-page water-risk card in minutes, extract the binding constraint on a dairy's permitted cow count from a two-page document with three competing capacity caps and output a structured row for a per-cow comparable grid, abstract a percentage-rent orchard lease for the income approach, and turn a conservation easement into a before-and-after valuation checklist. The format is primarily live demonstration and guided walkthrough, anchored by two short, guided "you try it" segments where you follow along on a provided, pre-tested document using a provided prompt, then take that prompt home. The live demonstrations are run in Claude, and the emphasis is on transferable patterns and prompting techniques that apply to whatever AI tool you use, including Microsoft Copilot and ChatGPT, alongside an honest discussion of guardrails, client-data confidentiality, and PII discipline. You will leave with a clear mental model, routine work you can automate, judgment work you can augment, and strategic work you should never hand off, plus the prompting skills and workflow templates to apply immediately in practice.

Presenter:
Justin Gohn, CRE, MAI, SRA, founded Gohn & Company in 2006, a full-service appraisal firm providing appraisal and consulting services for litigation support and bank lending purposes throughout the greater Philadelphia market. Based in Chadds Ford in the Philadelphia suburbs, Gohn served as the 2025 President of the Philadelphia Metropolitan Chapter of the Appraisal Institute and currently serves as Third Director for Region 6 on the Appraisal Institute's National Board of Directors. A graduate of Temple University, he has delivered keynote addresses on artificial intelligence applications in real estate valuation at the Appraisal Institute Fall Conference in Seattle and the Ohio Conference Appraisal Institute Economic Seminar, and his article on AI-powered research was published in Valuation Magazine in 2025. His firm specializes in complex valuation assignments and expert testimony for the legal and financial communities in the Philadelphia region.
