The recent decline in commodity prices has put a temporary halt to the growth in land values that had reached double digit annual appreciation. But cropland is such a resilient investment that even though commodity prices have dropped considerably, land prices had not followed that decline. As a result, this may have created some excellent investment opportunities.
As Warren Buffet put it, “The most common cause of low prices is pessimism — sometimes pervasive, sometimes specific to a company or industry. We want to do business in such an environment, not because we like pessimism but because we like the prices it produces. It's optimism that is the enemy of the rational buyer.”
