General Market Analysis and Highest & Best Use (A290) - Denver/Hybrid

This 30 hour course provides a forum for analysis and discussion of the impacts on the highest and best use of rural real estate for the appraiser. The course is designed for the appraiser who has considerable experience in appraising rural real estate or who has completed the first two levels of core courses and Income I offered by the ASFMRA. The appraiser will learn to determine the highest and best use through the required steps of:

  • Legally permissible
  • Physically possible
  • Financially feasible
  • Maximally productive

Please Note: This is an intermediate skill level course. It is assumed the student has already gained the level of knowledge and understanding that is taught in the lower level courses.

Required Equipment & Textbooks: HP-12c, HP-17bII or HP-19bII calculator (Click here for basic information how to use an HP-12c)

Suggested Textbook: Appraisal of Rural Property, Second Edition

Contact Hours: 28 hours + 2 hour exam

Course Timetable: Days 1-3: 8 AM - 5 PM; Day 4: 8 AM - 3 PM

This course will be Hybrid (some students in person, some online). Upon registering, you will either select Hybrid Livestream Registration or In Person Registration. If you select the Hybrid Livestream Registration, you will be sent a Zoom link to access this course one week before the course start date. If you select the In Person Registration, you will be expected to attend the offering In Person in Glendale, CO throughout the duration of the offering.

The ASFMRA reserves the right to move this offering to a livestream format up to three weeks before the first date of the offering. Any in-person registrants will be notified at this time. ASFMRA does not reimburse travel costs.

Textbook: The Valuing Rural America textbook is recommended for any students taking education through the ASFMRA. You may purchase a hard copy or digital version by visiting the ASFMRA bookstore.

Course Location: All ASFMRA National offerings take place in Glendale, Colorado. You will be contacted with the specific location of the in person offering at least one month prior to the course.
