Analysis of Sales for Cash Equivalency Conversion | Webinar

This webinar will review the best practices and methods utilized for cash equivalency adjustments. The process of adjustment will be discussed, along with the understanding of some common methods applied with adjusting market supported sales into a cash equivalency component. These often come as one or multiple options such as a contract for deed/purchase finance agreements, financing terms which are atypical of the market, and reviewing seller concessions along with agent commissions, cash, seller financing, bankruptcy, absolute auctions, and private equity investors with private loans.

Agent commissions may or may not be the common way real estate is sold.  Some markets are private negotiated sales, while others are agent/broker negotiated sales/transactions.  The appraiser is to understand what the local market is because it does vary. The same applies to the use of a live auction, internet on-demand, or private with a broker or consultant. Appraisers are often confronted with sales financed by the seller or private entity compared to sales conventionally financed by banks or mortgage finance companies.
