Valuation of Renewable Energy Resources
DESCRIPTION
This seminar is designed to provide an overview of the valuation of renewable energy resources. The primary emphasis is on topic of renewable energy resources and the methods and techniques needed to value a property that is subject to a renewable energy lease or contract. This material would be of value to any appraiser residential or general, who is interested in the valuation of properties that are subject to renewable resources.
Part 1 is a basic overview of renewable energy and the general concepts that an appraiser may encounter when appraising a property under such an agreement. It includes information about what renewable resources are, the different types of renewable energy, sources of data and participants in the market. A review of demand for renewable energy and the types of renewable energy that exist presently and demand for renewable energy.
In Part 2, participants will learn about the process of obtaining sites for windmills, solar collectors and other energy sources and the present legislative framework for renewable energy in the state. A review of a contract for development of a renewable energy site will be conducted.
Part 3 addresses the unique site improvements that result from a renewable installation, either for a single site or for a commercial development. What revenue sources are provided, how does solar or energy impact energy use on a property and how this should be included in the valuation of a rural property.
Part 4 will discuss the valuation procedures used to value property subject to a renewable contract. What appraisal methods are most appropriate, how do you determine the appropriate discount rate, sources of data and a learning exercise valuing a property that is at various stages of development. Does the installation impact the highest and best use of a property, what alternative/complementary uses can be considered and what happens at the end of the contract (reversion).
